Fort With A View

Finally...with the glass wall finished we get to keep the view of the canyon but block out the dirt and debris from clogging our pool.

Putting Up the Fort

Out with the Old

(fence was rusted)

(part of the fence was falling into the canyon)

Finally we're starting to work on the backyard. We tore down the rusted old black gates and plan to erect a glass wall. This way we keep our view but we obstruct debris from clogging our pool. By the end we hope to cement part of the patio, grow some grass, maybe a lemon tree, and possible make room for a dog.

(cement for the patio)

(progress...old fence out, free-standing wall in)

Next...
1) glass up
2) grass
3) patio furniture

Finally More Progress...

Yup still working on the bathroom. It has taken us a lot longer then expected because we decided to customize much of the bathroom from the vanity to the sliding door panels.

(cut, construct, and stain the panels)

(trip to the Garment District in L.A. for the silk fabric)

(construct and mount frame)

(drywall, texture, and paint)

(track mounted underneath)

Can you believe we still have a lot more work...

Water in the Hole!!!

Minor set back when we turned on our sprinkler and flooded our front lawn...

(Glenn digging holes looking for the broken pipe)

(yup...lots of water in the hole)
Hopefully, it finally killed the gofer???

(Just a quick update)

(walls complete -> two coats of primer, texture, and coat of 'ash white')

(first attempt tiling -> not bad, definitely could be more even)

The Phenoms Are Back Renovating

After a very long break...we are back to our renovating projects. We tackle the guest bathroom.

(Before)
1) Hideous orange paint
2) Outdated light fixtures
3) Outdated vanity
4) Chipped/rusted faucet and sink
5) Old tile
6) Toilet in the laundry room?

Interestingly, the laundry and the toilet share the same room. Our first design challenge is to divide the room so that the washer/dryer are not always visible. We have some creative ideas and have already purchased our vanity and sink. Stay tuned!

Step 1: Demolition (What's really lurking behind the cabinets and floors?)

(Cabinets out...exposed pipes)

(Tiles up...two layers of linoleum...ugh)

Step 2: Piping
Since we're going to divide the room we'll no longer have cabinets to hide the pipes. We plan to properly nest the pipes inside the walls. <sigh> What does this mean? cutting up the wall, drywall, patching, and then texturing.

Thankfully?!? with the crash of the housing market...we plan to be in our house for 10 or so years...we'll definitely finish the renovating before then;)
